Services and prices

These are starting prices for a single-family home with normal access. Before any work starts, the tech writes your exact price on the service ticket and you sign it. If we open a wall and find something different, we stop and ask first.

Drains and sewer lines

  • Clear a sink, tub or shower drain

    from $189

Cleared with a cable machine and tested with running water.

  • Clear a main sewer line

    from $349

Through an existing cleanout. No cleanout means we quote installing one.

  • Camera inspection of the sewer line

    from $295

You get the video and a plain-language note on what it shows.

  • Hydro-jet a sewer line

    from $595

For roots and grease that a cable only punches through.

Water heaters

  • Repair a tank water heater

    from $225

Thermocouple, gas valve, element, thermostat or pressure relief valve.

  • Replace a 40-gallon gas tank heater

    from $1,950

Haul-away, flex lines, seismic straps, expansion tank check and the city permit.

  • Replace a 50-gallon gas tank heater

    from $2,250

    Same scope as the 40-gallon.

  • Install a tankless water heater

    Quoted on site

Gas line size and venting decide the price, so we look first. The estimate visit is free.

  • Flush and service a tankless heater

    from $219

Descale, clean the inlet filter, check error codes.

Leaks and pipes

  • Find and fix an accessible leak

    from $295

Under sinks, behind toilets, at shutoff valves and supply lines.

  • Slab leak detection

    from $450

Acoustic and pressure testing to find the leak before anything is cut. Repair quoted after.

  • Replace a pressure regulator

    from $450

High water pressure wears out every fixture in the house. We test it free on every visit.

  • Repipe a house in PEX or copper

    Quoted on site
